

This past June, I had to cancel a long-planned family trip to Europe due to health issues, which was disheartening. Just when I thought all was lost, Jake and Erik suggested a quick detour to Paris on their way to Switzerland for skiing. I was hesitant; with only a few days, I wasn’t sure it would be worth it.
How wrong I was. The journey to Paris was seamless, and we quickly settled into our two days and nights there. Nate and I even had an extra two days to explore just the two of us. We wandered over ten miles each day, soaking in every enchanting corner of the city—from the majestic Sacré-Cœur to the mysterious catacombs. We managed to fit in shopping and leisurely breaks at cozy street cafés along the way.
In the end, it was a magical experience. So, the next time someone invites you to Paris, even if it’s just for a short visit, don’t hesitate. Trust me—the juice is absolutely worth the squeeze.

Experience fall’s magic with a picturesque hike through Deer Valley. With each step, immerse yourself in the vibrant colors and crisp air that make autumn the perfect time to explore the area. Head out on one of these hikes and take in stunning fall foliage and unforgettable vistas.
The Nabob Loop is about a mile long with only 100 feet of elevation gain. It’s a great Deer Valley hike for the whole family. From Silver Lake Village, head out toward the Sterling Express chairlift. The Nabob Loop starts over to the left, slightly downhill from the Silver Lake trailhead, and weaves through a beautiful alpine forest bursting with color.
Sultan Out and Back Hiking Trail
The Sultan Out and Back hiking trail is six miles long and starts at the Nabob Loop and continues past the Sultan Express chairlift. It leads through trees, across ski runs, and out to a scenic deck that’s perfect for a picnic.
Silver Lake To Bowhunter Loop
This hike is for the most adventurous and will take you to the top of Deer Valley’s Bald Mountain. It starts at Silver Lake Lodge at the Silver Lake trailhead, just past the Homestake Express chairlift. Ascend through twisting singletrack trails, passing golden aspen groves towards the top of Bald Mountain. From there, continue onto the Ontario Canyon trail through a field of crimson scrub oak into a high-mountain meadow with fall wildflowers, and take a left on the Bowhunter Loop. Complete a clockwise loop before returning the way you came until you reach the lodge.



Anticipated 2025 Conforming Loan Limits
Rising property prices in recent years have led to notable increases in conforming loan limits. These limits, set annually by the Federal Housing Finance Agency, represent the maximum amount a borrower can secure through a conventional mortgage that qualifies for purchase by Fannie Mae or Freddie Mac. The limits vary by region, with higher caps in areas with above-average home prices. Loans within these limits are known as “conforming loans.”
Since 2020, the Federal Housing Finance Agency’s conforming loan limit has increased by 50.1% to account for the dramatic home price increases after the pandemic. In 2024, the lower 48 states experienced a 5.5% limit increase, and this trend is expected to continue. All one-unit conforming loans for Utah counties excluding Summit and Wasatch will increase by 4.6% to $802,650, while Summit and Wasatch counties will increase by 4.5% to $1,203,975.
